Do you offer furnished or short-term lease options?
We offer flexible lease terms. We do not offer furnished homes.
Are pets welcome at the community, and what is your pet policy?
Our community is very pet friendly! We allow 2 pets per household, breed restrictions apply. Must have picture of pets and updated vaccine information
How convenient is commuting from the community to major employers, schools, or downtown areas?
Fairly Convenient, accessible by car, walking, golf cart. Less than 10 minutes away from the interstate

Resort Style Pool, 24/7 Fitness Center, Clubhouse, Dog wash Station, Dog Park, Firepit, Coffee Bar, Cornhole

First come first serve parking, Garages are available to rent
Are there laundry facilities in the units or on-site?
Washer and Dryer and included in our homes.
Are utilities included in the rent, and which services are residents responsible for?
Utilities are separate. Resident is responsible for sewer, water, valet trash, pest control, electric, internet/cable
Do apartments include modern appliances, patios/balconies, or extra storage space?
Stainless steel appliances, glass top stoves, patios/balconies, storage units on each floor in every building, 3rd floor higher ceilings for corner units
What’s the neighborhood like, and what restaurants, parks, and shopping centers are nearby?
Nocatee water park and amenities are available to our residents, Nocatee town center, YMCA, Publix, Starbucks, Dunkin', Panera Bread, Wendys,
What school district is the community in? Is there any additional information you would like to share with prospects related to schools?
The Reserve at Nocatee is located in the St Johns County School district.
What is the walkability and public transportation access around the community?
Our walkability score is 60/100. While public transportation is limited, the community is located in a convenient location.
Are there local events, resident activities, or community gatherings available?
Yes! We host resident events on a monthly basis.
Is there anything unique or special about your community that appeals to residents that you would like to highlight?
Yes! Our residents have access to the Nocatee amenities and the desirable St Johns County location.
How can I apply for an apartment, and what documents or fees are required?
Application is online, there is an application fee of $80 per applicant over the age of 18, and a one time $265 administrative fee. Paystubs or bank statements for income verification
What are the move-in costs, and is a security deposit required?
Move in costs are a prorated of your first months rent, security deposit is required or we have deposit alternative options, plus a one time utility set up fee of $25 and pet fees, if applicable.
Is renters’ insurance mandatory, and what coverage is recommended?
It is required. $300,000 is the minimum coverage requirement.
What happens if I need to move out early or break my lease?
There is a lease break fee that equates up to 2 months rent, as well as giving a proper 60 day notice, and paying back any concessions.
How do I submit maintenance requests, and how quickly are they typically resolved?
Log on to the resident portal, enter a maintenance request with the specifics of what and where the issue is, the level of importance, and any notes to leave for the maintenance team. Emergency maintenance requests after hours can call at 904-679-4948 and listen for the extension to direct you to the maintenance line. Request are usually resolved in 24 hours.
